Roofers installing new shingles on a home

If you've started getting roofing quotes, you've probably noticed they can be thousands of dollars apart for the same house. That's normal. A roof price depends on a handful of things you can't see from the driveway. Here's what homeowners in Fuquay-Varina, Holly Springs and the rest of the Triangle are typically paying in 2026, and how to read a quote.

The short answer

Most asphalt shingle roof replacements in our area land somewhere between $4.50 and $8.50 per square foot installed. That includes tearing off the old roof, new underlayment, flashing, shingles and cleanup. Roofers often quote by the "square," which is 100 square feet, so that works out to roughly $450 to $850 per square.

For a sense of the statewide picture, This Old House's 2026 data puts the average 1,500-square-foot asphalt shingle roof in North Carolina at about $8,800.

Cost by roof size

Your roof is bigger than your home's floor plan, because of the slope and the overhangs. A typical North Carolina home has somewhere between 20 and 30 squares of roof. Using the $4.50 to $8.50 range:

  • 1,500 sq ft of roof (15 squares): about $6,750 to $12,750
  • 2,000 sq ft (20 squares): about $9,000 to $17,000
  • 2,500 sq ft (25 squares): about $11,250 to $21,250
  • 3,000 sq ft (30 squares): about $13,500 to $25,500

The low end of each range is a simple roof with standard architectural shingles. The high end is a steep or cut-up roof, premium shingles, or a job that turns up rotten decking.

What moves the price

  • Pitch. Steep roofs (around 8/12 and up) take longer and need extra safety gear. Expect to pay roughly 15 to 25 percent more.
  • Complexity. Valleys, dormers, skylights and chimneys all need extra flashing and labor. Two houses with the same square footage can be priced very differently.
  • Shingle type. Basic 3-tab shingles are the cheapest, architectural (dimensional) shingles are the most common choice today, and premium "designer" shingles cost the most.
  • Decking. Nobody knows the condition of the plywood until the old shingles come off. Ask how the roofer prices replacement sheets so there are no surprises.
  • Layers. If your house already has two layers of shingles, removing both adds labor and disposal cost.
  • Ventilation and extras. New ridge vents, pipe boots, drip edge and gutter work can be included or itemized separately.

How to compare quotes

The cheapest number isn't always the best deal, and the highest isn't always the best roof. When you line up quotes, check that each one includes:

  • Full tear-off down to the decking, not a layover
  • The same shingle line and color
  • Underlayment type and ice and water shield in valleys
  • New flashing and pipe boots, not reused ones
  • A per-sheet price for any decking that needs replacing
  • Cleanup, dumpster and magnetic nail sweep
  • Both the manufacturer warranty and the roofer's workmanship warranty, in writing

Also ask for proof of liability insurance and workers' compensation before anyone climbs on your house.

Could insurance pay for part of it?

If your roof was damaged by wind, hail or a falling tree, your homeowners policy may cover the repair or replacement, minus your deductible. Roofs that are simply worn out from age usually aren't covered. We break this down in Does Homeowners Insurance Cover Roof Damage in North Carolina? If you think a storm did the damage, start with a storm damage inspection so you have photos before you call your insurer.

When to replace instead of repair

A roof under about 15 years old with damage in one area is usually worth repairing. If your shingles are 20 or more years old, you're seeing leaks in different spots, or granules are piling up in the gutters, replacement often costs less over time. Common Questions

How long does a roof replacement take?

Most single-family homes are done in one to two days once work starts. Weather and roof size can stretch that.

Do I need to be home during the replacement?

Not usually. Most roofers just need access to the driveway and an outdoor outlet. It's loud, so plan accordingly if you work from home.

What's the best time of year to replace a roof here?

Spring and fall are the most comfortable for installers and shingles seal well in mild weather. Roofers work year-round, and booking off-season can mean faster scheduling.

Can I put new shingles over my old ones?

Sometimes, if there's only one existing layer. Most roofers recommend a full tear-off so they can inspect and repair the decking underneath.
